Most crawlspaces are built with foundation crawlspace vents, which are supposed to keep moisture problems to a minimum. Building scientists have now found that vents bring in more moisture than what they let out.  Traditional vented crawlspaces have vents; 1 vent for every 150 square feet and 1 vent from each corner of the crawlspace. Some even have fans to draw even more moist air into the crawlspace.

In recent years building scientists have been encouraging closed crawlspace systems to help control moisture and mold. A closed crawlspace encloses the crawlspace by using a moisture barrier and liners up the piers and walls, then sealing the vents from the outside air.

Property Restoration Specialists uses a top quality 12-15 mil. liner which can be mechanically secured if needed by using turf staples. The seams are over lapped approx. 8-10 inches and are sealed. The 12-15 mil. liner completely extends to the foundation walls, no soil is left exposed. It also extends up the foundation walls and piers. The liner stops 3-4 inches from the top of the piers and walls for visibility for termite inspections.

Resistance within the industry usually comes from the pest control industry. Pest control contractors usually vent crawlspaces, which they believe will reduce the possibility of termites by reducing the moisture problems. Since this practice has not helped nor solve the pest, moisture, or even mold problems more pest control companies are becoming more familiar with the studies which show high moisture levels from vented crawlspaces vs. low humidity and moisture levels on the closed crawlspaces.

It has become even more important to be environmentally friendly! Closed crawlspaces also help the environment by reducing heating and cooling bills for homeowners! Homeowners use an average of 15% less energy!
