Mold needs moisture to grow. Vented crawlspaces appear to be a prime environment for mold to grow. During the humid or rainy weather months, the vented crawlspace becomes damp with moisture. These levels are usually 70% relative humidity or higher. The warm moisture encourages mold to grow on the wood, HVAC ducts, and any other organic material that is in the crawlspace. Crawlspaces in humid climates, like Tennessee, are most susceptible to surface mold problems. Click here for information on Sealed Crawl Spaces- Crawlspaces.org

Mold is usually most visible on the wood beams and joists. However mold can grow on any organic surface including the ground, dust, plumbing pipes, and HVAC ducts. Condensation forms on HVAC duct lines due to most homes using their air conditioners. The cool flooring and ducts sets an environment for dew point and condensation occurs; the moisture sets a prime environment for mold to grow. Click here for information on Air Duct Cleaning.

To control moisture within the crawl space a sealed crawl space system may be your solution.
